The importance of an independent, unbiased, accurate and detailed report cannot be stressed enough as the inventory, in effect, is a legal document that would demonstrate to an adjudicator or court of law, the condition of a property both at the start and end of a tenancy, in the event of a dispute between a landlord and a tenant.

Tenancy Deposit Scheme (TDS)

On April 6th 2007, the Tenancy Deposit Scheme (TDS) came into effect. The purpose of the scheme is to protect tenants’ deposits and refer any dispute concerning their return to an independent adjudicator. The role of the adjudicator is to examine all documents, to include inventory reports, check in and check out reports and any schedules of condition, prior to determining whether the entire deposit should be returned to the tenant or how it should be allocated.

Landlords are now required to provide documented evidence of the condition of their property and its contents prior to deducting monies from their tenants’ deposit, and the only way in which to do this is by instructing a reliable and experienced inventory company, such as Letting Inventories, to compile a comprehensive independent report at the start, mid-term and end of each and every tenancy.
